I was buying my first home and had no idea what to expect from the conveyancing process. Razif explained each document before I signed it and told me exactly what was happening at every stage. The timeline he provided at the start turned out to be accurate to within a week. I did not need to chase for updates even once.
Residential Conveyancing — Sub-Sale

We needed a commercial lease for our second outlet and were concerned about the rent review clause the landlord had proposed. Wei Xuan negotiated a more balanced mechanism and explained why the original clause would have been problematic if turnover slowed. The final lease was significantly better than the first draft. Professional and thorough throughout.

There was a caveat lodged on my late mother's property that was preventing us from completing the transfer. Kavitha reviewed the situation quickly and explained our options clearly before recommending what to do. The matter was resolved through negotiation rather than court proceedings, which saved us time and money. I appreciated that she gave us a realistic view upfront rather than creating expectations that could not be met.

I have completed two residential transactions through Tanah Partners — a purchase and, three years later, a sale. The process was well-managed both times. What I value most is that fees are stated before you agree to proceed and there are no surprises at the end. I would use them again and have already referred a colleague.
Residential Conveyancing — Sub-Sale & Vendor

The property I was purchasing had a restriction in interest that required consent from the state authority. Razif had handled similar cases in Selangor before and knew the expected processing time, which helped me manage the arrangement with my bank correctly. The overall process took about four months, which matched the timeline I was given at the beginning.
Residential Conveyancing — Restriction in Interest

We engaged Tanah Partners for the lease on our new office premises. Wei Xuan reviewed the landlord's draft and identified several clauses that were not standard practice and would have been difficult to manage operationally. The negotiation was handled professionally and we ended up with a lease that both sides were comfortable with. The engagement letter at the start made the scope and fees clear from the beginning.

Client matters in detail
Names and identifying details have been changed. Presented with client consent.
Case Study 01 — Residential
Challenge
A purchaser in Petaling Jaya was completing a sub-sale purchase of a leasehold apartment. The title revealed a charge in favour of a financial institution that had not been mentioned in the SPA. There was also a discrepancy in the lot area between the title and the agreement.
Solution
We wrote to the vendor's solicitors requesting proof of settlement of the earlier charge and correction of the lot area discrepancy before proceeding. The charge was settled and the title corrected before execution of the MOT.
Result
The purchaser completed the transaction with a clean title and no encumbrances. The matter took four months from opening to registration.
Case Study 02 — Commercial
Challenge
A retail operator was taking a second tenancy in a shopping mall in the Klang Valley. The landlord's standard lease contained a turnover rent clause that would have required disclosure of detailed sales data and triggered significant additional rent above a threshold that was lower than the operator's comparable locations suggested was achievable.
Solution
We negotiated the removal of the turnover rent clause and replacement with a fixed rent with a capped CPI-linked review at the end of the third year. We also secured a two-month rent-free fitting-out period.
Result
The operator entered the premises on more predictable financial terms. The rent review mechanism and fitting-out period were in line with what the client had requested at the outset.
Case Study 03 — Dispute
Challenge
A client had received a notice that a private caveat had been lodged against her property by a former business partner who claimed an equitable interest arising from an alleged verbal agreement to purchase the property jointly. There was no documentation supporting the claim.
Solution
We reviewed the chain of title and advised the client that the caveator's position was weak. We wrote to the caveator's solicitors with a formal demand for removal, setting out the basis on which the claim would be contested at the High Court. The caveator removed the caveat voluntarily within three weeks of receiving the letter.
Result
The matter was resolved without court proceedings. The client's transaction — which had been held up by the caveat — was able to proceed and completed two months later.
